£40 million Whitby mixed use scheme



Eco store, filling station, new homes and extra care facilities for the elderly
York company S Harrison Developments Ltd is putting forward plans to build 90 new affordable homes, new extra care facilities for the elderly, a new Tesco eco store and petrol filling station in Whitby.
The scheme on a 15 acre site at High Stakesby on the western edge of the town, will create 300 new jobs at the Tesco store alone, with more jobs during the construction phase - and bring much needed affordable housing for local families, if it wins planning approval.
The 35,000 sq ft net sales area store would be one of the first Tesco eco-stores to be built in the north of England and would have a carbon footprint 50% smaller than equivalent stores built just three years ago.
S Harrison has brought together the sisters of St Hilda’s Priory who belong to the Order of the Holy Paraclete, supermarket giant Tesco and social housing providers Broadacres Housing Association to deliver the £40 million scheme.
Harrison has already staged three days of public consultation. It will submit its proposals to Scarborough Borough Council later this year.
Says Harrison’s development director David Clancy: “We’ve had a fantastic response to our proposals. Our scheme represents a major boost for the local economy. It will give the people of Whitby real choice for supermarket and fuel shopping – something the town desperately needs. The addition of 90 homes for rent and shared ownership, together with extra care facilities for the elderly have been widely welcomed by the local community.”
Harrison has an excellent track record in the region. The development company has delivered affordable homes schemes at a number of sites in the town. The company was behind the development of the Scarborough Building Society headquarters at Seamer and the new St Catherine’s Hospice to the north of Scarborough.
The deal has brought together a number of leading Yorkshire property professionals. The Harrison team includes Whitby property agents Astins, and law firm Dickinson Dees as well as Harrogate architects Smith Smalley and planning consultants Barton Willmore.
David Chary of Sanderson Weatherall’s Leeds office is advising the Sisters of the Order of the Holy Paraclete on the site sale.
The sisters plan to use proceeds of the land sale, if it goes ahead, to fund the building of a new priory, to support their charitable work overseas and to increase the educational bursaries they provide to young people in Whitby.
